Welcome to the Modera Montville, located in Morris County, New Jersey. Forty Seven two- and three- very low, low, and moderate income apartments have been set aside for income-qualified households to help meet Montville ’s “fair share” of the growing need for affordable housing in New Jersey. Applicants must qualify on the basis of gross annual income. A random selection will be held on Monday, December 18th at 11:00 AM for all preliminary applications received on or before 1:00 PM, November 29th, 2023, after which this waiting list will be closed. A Preference will be given to qualified veterans for up to five of the affordable apartments. Qualified veterans must be income qualified AND be eligible under N.J.A.C. 54:4-8.10 AND be able to provide form DD214 to verify qualified service as set forth therein. Applicants who do not submit this form will not be eligible to be placed on the waiting list at this time.

A final application and documentation to verify identity and income will be required and processed at that time. Since final applications are only processed when a specific affordable home becomes available, we can not accommodate applicants’ choice of floor plan.

Terms and Conditions

The number of units at each pricing tier is limited, and not all properties offer units at every pricing tier. Prices and conditions are subject to change without notice. Minimum and maximum incomes will apply. To be eligible for this affordable housing program, the gross annual income of your household cannot exceed the program limits listed, above. The maximum income is based on the total number of persons who will reside in an affordable home. Maximum Incomes are adjusted annually and are subject to change without notice. The maximum rental rates and affordable housing restrictions are governed by this affordable housing program.

Utilities

Water, Sewer and Electric are not included.

All other terms and conditions of the lease are set forth by the landlord and their agents. Modera Montville is a development of Montville 340 Changebridge Urban Renewal, LLC, which is not affiliated with Piazza & Associates, Inc. or Montville, except as specifically set forth in state regulations and local ordinance.

Occupancy is determined pursuant to N.J.A.C. 5:80-26.4.  Larger households may be considered under certain circumstances,
contingent upon the landlord’s occupancy standards (for rentals), as well as state and local regulations.

These plans have been provided by the developer who is solely responsible for their accuracy.
