The Schedule of Income Limits and Rate Increases for New Jersey for 2021 has been published by the Affordable Housing Professionals of New Jersey for all of those municipalities that have adopted this process of calculating the Area Median Incomes. These new numbers apply to the vast majority of “Inclusionary” developments in the State, meaning the properties where there is a mix of market and affordable housing units for sale or rent, as well as a smaller number of 100% affordable properties. These income calculations and increases do NOT apply to municipalities which have not adopted the AHPNJ formula or properties / units that are federally funded through HUD, USDA, CDBG, HOME, Low Income Housing Tax Credits or other municipal of state programs.
